Information for Residential Mortgage Loan Borrowers
Options that may be available to borrowers who are unable to afford their mortgage payments on their primary residences:
Following information may be helpful if you cannot afford your monthly mortgage payments and wish to avoid foreclosure. On a case-by-case basis, you may qualify for a loan modification that may lower your monthly mortgage payments based on your current income. You may also qualify for refinancing your current loan. There may be other options available to avoid foreclosure in individual cases.
Wilshire Bank usually needs your most recent two years of tax returns (including individual and business returns if applicable) and other financial documents to determine your current monthly income and expenses such as your most recent paystub if you receive a salary. Among other factors such as liquid funds showing in your most recent bank/brokerage statements, Wilshire Bank also considers the value of your property in the process of approving a loan modification or refinancing.
If you are interested to know more about the above and other options, you may contact Wilshire Bank's Special Assets Department at 1-866-972-2265. We can discuss what options would be most beneficial to you.
You may also contact the Department of Housing and Urban Development (HUD) to find a HUD-certified housing counseling agency by calling 1-800-569-4287. Additional information can be found on HUD's website at www.hud.gov.
